The Role:
CPG is currently seeking an Assistant Asset Management to assist with their Corporate Business Client Portfolio. You will be part of a stable and supportive team and report directly to the Asset Manager and Directors.
- Support the Asset Manager (AM) as requested in the management of the Portfolio
- Interpret and understand Commercial Leases to action Landlord and Tenant enquiries
- Maintain and update Asset Management Software Program daily
- Check that all Managements and Leases are entered correctly into the AM Program
- Oversee the coordination of property maintenance and repairs with Tenant, Landlord and Contractor
- Review the Monthly and Annual property management statements
- Research and assist AM with rent reviews negotiations
- Communicate with and coordinate the Sales & Leasing Team regarding Asset Management listings
- Complete Ingoing, Outgoing and Routine Inspections
- Respond to Tenant enquiries regarding charges and other requirements under lease
- Liaise with Tenants & Landlords in relation to property matters – as advised by AM
- Assist AM in managing Tenant Vacate and Make-Good process
- Manage property and tenancy critical tasks i.e. Arrears, Statutory Compliances, Insurances, Outgoings Reconciliations, Lease Renewals as required by AM
- Ensure effective verbal and written communication at all times to both internal and external parties
- Respond to all emails and phone messages by COB daily
- Ensure the security and confidentiality of all company information
- Ad hoc tasks as required
The Candidate:
- Minimum 12 months Commercial Real Estate experience preferred but will consider Residential experience for the right candidate
- Excellent organisational and time management skills, with the ability to deal with several matters and work to strict deadlines
- Strong work ethic and a high attention to detail
- Strong and effective communication and facilitation skills
- The ability to develop and maintain strong customer focus
- Well-developed analytical, investigative, and problem-solving skills
- A flexible, innovative, multi-disciplinary approach to work
- Self-motiated, able to work both autonomously and as a team player
- Proficiency in the Microsoft Office Suite
- Experience using Property Management Systems preferred
- Current and valid NSW Real Estate Licence or Certificate of Registration
- Current and valid NSW Real Estate Drivers Licence and a reliable insured Vehicle
